Property Description

173 +/- acres of Maine forestland with mountain views, streams, paved road frontage, timber and a convenient location. Put this parcel at the top of your list for investment opportunities in 2022

LAND FEATURES: The property has 4,200 +/- feet of paved road frontage on Long Ridge Road. This is a paved town-maintained road. With this much road frontage there is substantial potential for subdivision or gifts lots to family members. An interior gated road, near the center of the land is about ½ mile long and provides access to much of the property interior.

NRCS soil mapping indicates the majority of the property to be plaisted stony loams. This soil type is generally well drained. Trees species that do well in this soil include sugar maple, yellow birch, paper birch, eastern white pine, red pine, white spruce, red spruce and balsam fir. The timber on this land is mixed growth early successional forest with patches of older growth pine, hemlock and various hardwoods intermixed. Should you decide to clear some land of trees and stones for homesteading or food plots, the moderately sloped areas should produce hay, pasture and cultivated crops.

This is a rolling and slopping parcel with elevations ranging from 360 to 680 +/- feet above sea level. Plan your building site on one of the many level areas near a dramatic elevation change, and you will be rewarded with some beautiful views of the surrounding hills and forest.
