Property Description

606± acres of Maine timberland for sale which includes over 4,000 feet frontage on two trout streams. Access to ATV and snowmobile trails, lots of game and all close to civilization. If you’re looking for place to park some capital during uncertain times why not invest in timberland and at the same time have a northern getaway for hunting, fishing, hiking, trail riding and other family fun.

This forest is a mix of both hardwood and softwood species. The land has been well managed for decades with previous harvests leaving a well-spaced stand of trees that are growing well. The topography of the land is rolling and mostly gently sloped with elevations of 300 to 400 +/- FASL. NRCS mapping shows over 75% of the land being soils good to excellent for growing timber. Nearby mills in Lee, Chester, Milo and Dover-Foxcroft are markets for forest products in this region.

Nearly 2 ½ miles of interior roads and trails give access to the majority of the property. This adds value for timber harvesting, land management and recreational enjoyment of the land. For those that love to chase wild brook trout, there is 1,700 +/- feet of frontage on Mattakeunk Stream and about 2,500 feet along Crocker Brook. Maintained ATV and snowmobile trails are accessible from the property.

The privacy and outdoor recreational possibilities of the land are enhanced by the 2,300 acres of the Dwinal Pond Wildlife Management Area that borders the land on the east and south. This large open wetland and forested area is great habitat for common and rare wading birds, whitetail deer wintering areas and many other significant plants and animals native to Maine.

Lee, is located in eastern Penobscot County. The population of this rural Maine town is about 900. The town is dotted with small farms and large tracts of undeveloped forestlands. Highlights of this friendly town include Silver Lake, Lee Academy and Mount Jefferson ski area. Lee is just 10 miles east of Lincoln and about 55 miles north of Bangor.
