Property Description

Located in the unorganized township of Kingman, Maine is a 50± acre tract of harvested timberland. The property has 724 feet of frontage on Route 170, making it year-round accessible with utility power available. This property has been harvested in the past 5 years and is regrowing nicely. There is a mixed stand of wood, with a good amount of white cedar, poplar and fir found on the property. The land is relatively level throughout the acreage with it rising from approximately 340 feet above sea level to 410 feet above sea level at the road. The soil maps show there are approximately 15 acres of farm class soils, with the remaining shown to be Monarda Burnham. Some of the best soil is near the road and may make a nice location to build a camp or country home. Walking through the acreage it appears that in the past this parcel was a pasture. Remnants of stone walls and fencing can be found throughout the acreage.

Kingman is an unorganized township in rural Penobscot County. It has a year-round population of approximately 175 people. The area around Kingman is largely wooded and sparsely populated. Some of the other communities are Webster, Prentiss and Macwahoc. If you add up the people that call these 4 townships home, there is a population of roughly 549 people spread out over the 90,000 acres comprising the 4 towns. Unorganized towns have some of the lowest property taxes in the state, but they also have very little in the way of services.  If you are looking for a full-service community, this is not your place. If you are looking for a rural location to call home, this may be your place.

The property is just 1 mile from the Mattawamkeag River and a little less to Mattagudus Stream. There are nearly 11,500 acres of wildlife habitat conserved as part of the Mattawamkeag River WMA nearby. This is an area that is home to some of the largest whitetail deer in Maine.  They can grow large and to old age, due to the large expanses of undeveloped forest and wetlands around the area. The nearby Mattawamkeag River is a great place to fish for smallmouth bass, chain pickerel and brook trout. The Mattagudus Stream has a good population of brook trout to be caught by anglers looking to cast a fly.

If you are looking for a tract of land that won’t break the bank, give me a call before this parcel located in Kingman is gone.
