207.10 Acres of Exquisite Pasture for Sale…

Westcliffe, CO
207.10 acres of Beautiful Mountain Pasture for Sale in Eagles Springs Ranch Subdivision. This lot provides the most AMAZING views of the Sangre de Cristo Mountains. The well has been installed with a brand-new pump wired for 30A/240V. The property is composed of two lots (Lot #31 - 92 acres & Lot #32 - 115 acres), fenced as one. Will sell lots separately at negotiated price. There are no mature trees on the property, however, it is a LUSH pasture with gentle slopes and Horses and cattle are more than welcome. The covenants do not allow hunting or shooting, which is why the elk roam through on a regular basis as well as other wildlife. The community trails throughout Eagles Springs Ranch provide miles of adventurous hiking and access to BLM. The roads are excellent and very well-maintained, year around. The lot already has underground phone and electric up at the road. The Covenants are strong enough to protect your property values, but respectful that it is your property. The neighbors are friendly and look out for one another. Gated access is just 2 miles off paved state highway (Hwy 96) on well-maintained county road 328 (Rosita Road). Spectacular scenery, phenomenal horse property, peaceful get-away location, or a great place to live year-round!
