Historic Alaska Inn and Restaurant for sale north of Fairbanks--National Register of HIstoric Places
Chatanika was known since the early days in Alaska as a rich source of placer gold, with miners sluicing gravel deposits from nearby creeks to find gold nuggets. Those deposits were played out by about 1910. However, once the Alaska Railroad was pushed through in 1923, the Fairbanks Exploration Company (FEC) was able to import a large dredge that could move enough material to go after lower-grade deposits. At one time, Chatanika had 10,000 residents—more than Fairbanks! Between 1923 and 1925, the Chatanika Gold Camp was built as a bunkhouse and lodge for the men working the dredges. The lodge was designed to last through the rough Alaska winters, with corrugated sheet metal used as both siding and roofing material on the lodge, restaurant, blacksmith shop, boiler house, and garage. Known as the Chatanika Gold Camp, the property was added to the National Register of Historic Places in 1979.
Parker Schnabel's production crew from The Discovery Chanel's Gold Rush show spent the entire season filming here in 2022
The current owners of the Chatanika Gold Camp did a fairly extensive remodel of the property in the early 2020’s, just in time to get it ready to host famed Discovery Channel star Parker Schnabel’s production crew as they filmed another season of shows on Alaska gold mining, this time for Discovery Australia. Parker and crew leased 3,000 acres of old placer claims near Chatanika and went to work re-mining the leftover tailings from the old operations. The lodge served as a base camp for the entire crew for a season of filming. In 2023, the operation has been sitting vacant, booked only for special occasions.
Gold mining, backcountry hunting for moose & caribou, Alaska fishing adventures
Today the Chatanika Gold Camp awaits its next adventure. Many opportunities can be realized from this historic property. Gold mining has a constant lure for adventurers and fortune seekers, but Chatanika also serves as a jumping-off point for many backcountry hunters and fishermen going further into the Alaska bush. Fairbanks International Airport is only an hour away, and travel connections are good.

Northwest Colorado Outfitting Business and Ranch for Sale
The serious investor and recreation provider should take note, Tel and Ashlie Gates are offering River’s Bend Outfitting business and their ranch for sale. Located on 70 acres southeast of Meeker, Colorado on the banks of the world-famous White River, the ranch is the home base of a thriving and beautifully run outfitting business. River’s Bend is known for offering outstanding hunting experiences for wilderness elk, mule deer, Shiras moose, bighorn sheep, and bear, as well as fly-fishing expeditions on the famous South Fork of the White River. The business has 15 wilderness camps and is booked for 200 hunters a year for three years in advance.
Two historic homes come with this 70-acre Colorado ranch for sale
Situated at the end of a well-maintained gravel county road, about a mile from a paved road and 8 miles southeast of Meeker in northwest Colorado, the ranch has 70 acres, almost all of it irrigated, and bordered on the east by the White River. Built in 1904, the main house has been added onto a couple of times so that it now comprises over 3,600 square feet with 4 bedrooms and 2 baths. It has a large south-facing living room with vaulted ceilings and enough wall space for many trophy game mounts. Adjacent to the main house is a wrangler’s bunkhouse, a fairly simple home with 2 bedrooms, a bath, and kitchen. Additionally, there is a small wrangler’s cabin that can bunk 4 people with no bathroom or kitchen.
Ranch with White River frontage has excellent horse improvements
The River’s Bend Ranch is set up to efficiently gather, saddle, and transport over 100 horses. While the pasture is set in the riverbottom and provides lush grazing for the horses, the barns are located on a bench above the pasture. The wranglers push the horses into a set of well-built pipe corrals, where they can select the horses for the day’s work. Saddles and tack are stored in three different metal storage containers, which is important because they can be sealed tight against mice and packrats. Roof trusses are bridged between the storage containers to make an excellent shelter to saddle horses out of the elements, whereupon the horses are loaded into waiting horse trailers to head to the trailhead. It is an incredibly efficient system that can handle the large volume of business accomplished by this endeavor.
70 head of horses, tack, camp equipment, trucks, trailers, & bookings
This business is well set up and ready to operate the first day a new owner takes over. It has all the tack and equipment necessary to take out up to 200 hunters a year, with a complete set of riding saddles, packsaddles, halters, bridles, saddle blankets, panniers, tents, camp gear, and even four diesel trucks and large horse trailers. The business is offered with 70 head of livestock—52 horses and 18 mules—that are well conditioned, well trained, and know the job. Most of these animals were raised on the ranch by Tel and Ashlie Gates. Many are stout draft cross horses that can carry large people into the mountains and back.
Colorado GMU 24 Outfitting Business for Sale in the Flat Tops Wilderness Area

River’s Bend has permits for 15 different camps that are accessed from four different trailheads and can accommodate up to 200 hunters a year for fully guided and drop camp hunts. The business is fully booked for 2023 and 2024 and has only a few openings for 2025. A new owner can go to work immediately with a slate of pre-booked business. 85% of the bookings are repeat customers. Obviously the business has excellent cash flow and is a profitable enterprise. Financials can be shared with qualified buyers who provide a signed non-disclosure agreement. Future expansion is possible with more summer bookings and fly-fishing trips on the world-famous South Fork of the White River, which flows directly through the permit area.

One of the premiere outfitting businesses in the Colorado Rocky Mountains is for sale—Capitol Peak Outfitters is on the market. Situated in the prime markets of Aspen and Snowmass, Capitol Peak Outfitters actually has two outstanding US Forest Service outfitting permits—Aspen Wilderness Outfitters and Capitol Peak Outfitters, both with summer use days for horseback rides, fishing, and overnight pack trips, and hunting permits for elk, mule deer, bighorn sheep, and mountain goats. The Aspen Wilderness Outfitters permits access the Hunter Creek area east of Aspen and close to the Continental Divide.
Excellent income history with Colorado outfitting business for sale
One of the most important factors in the success of an outfitting business is its access to good terrain and clientele. Capitol Peak Outfitters is ideally situated in an area with high-end clientele like no other business can offer. The joke in the Aspen/Snowmass area is that the billionaires are pushing out the millionaires, and an outfitter offering quality services can reach the top of the scale on charging for their services. Of course, the setting in the Maroon Bells/Snowmass Wilderness and the Hunter/Frying Pan Wilderness is absolutely phenomenal, with amazing views and a stunning mixture of mountain peaks, meadows of wildflowers, rushing streams, evergreen forests, aspen groves, and rocky peaks. The business has a long history of providing an excellent stream of income that will more than support its purchase price.
Business for sale has a horse pasture lease
Any interested operator will want to know where CPO keeps their horses, as horse property real estate in that area ain’t exactly cheap. There is a local “shared amenities” ranch that has a large hay meadow and horse pasture owned jointly by the homeowners’ association, and the owners are delighted to see a herd of mountain horses grazing in the meadow below their estates. It is a short trip to haul a load of horses to the nearest trailhead to set out on half-day rides and day rides.

The outfitter operates a large base camp for fully guided hunts and several drop camp locations for drop camp hunters.
Business is offered for sale with 25 head of mountain horses, tack, camp equipment, rolling stock
Capitol Peak Outfitters will provide a list of equipment and gear that is offered with the business, including a herd of 25 well-broke mountain horses and mules; saddles, packsaddles, and all manner of tack; tents and camping equipment; trailers and rolling stock; and client list and website, as well as the successful transfer of USFS special use permits.
