Tucker Smith

My passion for the outdoors led me to the University of Florida where I received a Bachelor’s Degree in Forestry with a concentration in Business. After working as a forester I transitioned into Real Estate where I could utilize my unique background by serving buyers and sellers of recreational, agriculture, timberland, and development properties. I am also an avid real estate investor and spec-home builder. When I’m not working you will find me spending time with my wife Kari and my 3 children, hunting, fishing, or playing golf.

Levy
Tiger Island Sportsman's Club | Levy County, FL | 40–192 Acres  Nestled in the heart of Levy County approximately 12 miles northeast of Cedar Key, Tiger Island Sportsman's Club is one of Florida's premier private sporting communities — roughly 7,000 acres of carefully divided parcels, all privately owned, surrounded by some of the most wildlife-rich terrain in the Southeast. The Tracts Three exceptional parcels are available, offering flexibility for the buyer seeking the perfect footprint: Tract 99 — 40.28 acres Tract 100 — 111.62 acres Tract 102 — 40.80 acres Purchase all three, combine two, or acquire individually. Rarely does an opportunity like this come to market with this kind of flexibility. Hunting & Wildlife This region is as game-rich as it gets. The varied terrain, a product of elevation changes and proximity to the Suwannee River, creates a diverse mosaic of habitat types that whitetail deer, wild turkey and wild hog thrive in. While much of the greater region lies within flood plains due to its low-lying character, the properties themselves feature multiple areas of higher ground, giving hunters a natural mix of wetland edges, upland pockets and dense cover that big game simply love. Adding to the appeal, directly across the highway lies the Lower Suwannee National Wildlife Refuge, thousands of acres of public hunting land accessible by foot or ATV from your own property. It's an extraordinary bonus that effectively multiplies your huntable acreage without multiplying your investment. Fishing You're just minutes from the famed Suwannee River and dozens of freshwater springs offering world-class bass fishing. Cedar Key and Gulf of America fishing are a short 15-minute drive, putting both freshwater and saltwater angling practically at your doorstep. Location & Convenience 15 minutes to Cedar Key 25 minutes to the nearest Walmart 1 hour to Gainesville, FL 2 hours to Tampa, FL Community The Tiger Island POA is just $300/year, covering road, culvert and gate maintenance, keeping access dependable year-round. The Bottom Line Private hunting land. Public land access next door. Gulf fishing. Suwannee River fishing. Springs. It's genuinely hard to find a recreation property that checks this many boxes. If you're serious about a Florida sporting retreat, these tracts deserve a serious look.

Madison, FL
Madison
160 Acres | Madison County, Florida (owner financing available-call for details) Listed By: Tucker Smith (352)-494-6773 Arguably one of the most well-rounded and highest quality recreational and timber tracts currently on the market in North Florida, this 160-acre property combines proven hunting history, sustainable timber income, strong topography, and long-term upside in one package. Located just 7 miles north of Madison, FL, the property offers convenient access — approximately 1 hour to Tallahassee, 1.5 hours to Gainesville, 2 hours to Jacksonville, and 3 hours to Orlando — making it highly accessible for weekend or extended stays. Approximately 85% of the tract is uplands, with the balance consisting of frontage on Duval Pond and a small wet-weather pond located within the property. Duval Pond is a roughly 160-acre natural water body that has historically produced 10+ pound bass during higher water years. Its size and surrounding habitat attract strong waterfowl populations, offering excellent duck hunting opportunities, while the interior pond provides the option for quick before-work or before-school hunts. Madison County is widely recognized as one of Florida’s most productive big buck counties, particularly this specific region due to its rich soils and surrounding thousands of acres of agriculture. FWC records reflect 33 bucks over 140” in the record books from Madison County, including two exceeding 170”, reinforcing the area’s reputation for producing exceptional deer. This tract is positioned squarely within that productive belt. The property features over 40 feet of elevation change from its highest to lowest points, creating natural transitions, travel corridors, and visual character rarely found in North Florida. Nearly 3 miles of established internal roads and perimeter firebreaks provide excellent access, management capability, and usability across the entire tract. From a timber standpoint, this property is not simply being labeled an “investment” — the structure supports it. The tract includes: 60 acres of 2-year-old genetically improved loblolly pine 20 acres of 4-year-old genetically improved loblolly pine 40 acres of 11-year-old loblolly pine With three distinct age classes in place, the property offers staggered income potential over the next 20 years. Based on current growth stages, you can realistically trigger three thinnings and three harvests within that timeframe, with an average of roughly three years between income events beginning around year five. For example: Year 5: Thin 40 acres Year 9: Harvest 40 acres Year 12: Thin 20 acres Year 14: Thin 60 acres Year 17: Harvest 20 acres Year 20: Harvest 60 acres This structure provides a diversified, rolling income model rather than a single long hold to final harvest. Beyond deer and waterfowl, the property’s topography, upland percentages, and existing pine structure create excellent bones for development into a quail plantation over time. With proper management — prescribed burning, transition edges, and field development — the tract has the physical attributes necessary to support upland bird habitat alongside its current uses. In one property, you have: Sustainable timber income with defined future harvest cycles Proven big buck genetics and location history Duck hunting on a significant natural water body Bass fishing with documented trophy history Upland potential for quail development Strong topography and internal access Proximity to major Florida cities Investment exposure in one of the fastest appreciating states in the nation This is a rock-solid North Florida tract with both immediate enjoyment and long-term performance potential.
