Dan Kiedinger

Dan has always found landscapes and architecture inspiring. After graduating from the University of Wisconsin Eau Claire in the area of Organizational Communications and obtaining his Masters Degree, Dan’s purchased his first country property in northern Wisconsin and was bitten by the rural real estate bug. The driftless terrain and country landscapes of this unglaciated part of the United States with its trout streams, springs, farms, organic land and woods inspired him to take the leap from real estate as a hobby to real estate as a career. In 2006 he and his wife Rhonda purchased United Country-Oakwood Realty, LLC and in 2008 Dan obtained his broker’s license and became the broker. Of the many properties Dan has listed and sold since 2005, approximately 70% have been country properties. United Country is the only national franchise that specializes in rural America. He is proud of the unique way United Country offers national exposure and local expertise. Understanding there is more to real estate than marketing and selling beautiful properties, Dan has achieved the Graduate Real Estate Institute (GRI) designation in 2013, the Council of Residential Specialist (CRS) designation in 2014, the Real Estate Negotiations Expert (RENE) certification in 2016, and the Certified Residential Broker (CRB) designation in 2017.  These designations have enhanced his skills in helping sellers list and price their properties and in assisting buyers in making a smooth transition to closing. Real estate is about relationships and Dan greatly enjoys getting to know his clients and customers and guiding them through the real estate process. He strives to be ethical and to place himself in the shoes of his buyers and sellers. He welcomes any opportunity to visit with anyone about real estate. Dan is also a FAA licensed remote commercial drone pilot and a licensed real estate broker in the state of Florida. If you are interested in buying or selling Lifestyle Properties in the southwest Wisconsin area, please give Dan a call on his cell # at (608)-606-5344 or at the office at (608)-637-8288.

****TESTIMONIALS****

Dan, we did some exploratory work with two other realtors before we met with you.  When we did meet with you I was immediately impressed with your professionalism and your integrity.  I don’t mean to say that you were a stuffed and starchy shirt, you were just a down to earth practical guy who knew his stuff, his clients, and his market area.  The market research that you did without a fee, was valuable and accurate. You listened to us throughout the process and you provided insight and assurance that made us comfortable.  Selling a cherished home is never an easy process, but your steadfast approach and guidance helped us through some rough waters and respected our needs all the way.  I would never hesitate to recommend you as a realtor.  You were always responsive and available and I never had to wait long to hear back from you even about some of my silliest worries…Tom A****

I made a new friend when I met Dan. His character & thoroughness made the transfer of ownership of the property easy. On top of his game the whole time, I will contact Dan when I am ready to purchase another property. I have dealt with many realtors in purchasing my twelve properties and Dan was by far the best. If you are looking for a good realtor I would definitely recommend Dan and his expertise…Troy H****

I have been buying and selling real estate since I was 18. I sold as many as 10 properties in one year so I know a little about real estate. Dan I do not think I could have gotten through the various problems and surprises on this last purchase without your help. Again thank you and good luck, Katherine D****

Dan, As we sit here in our first home. I cannot express enough how much this old house means to our family. Thank you. You took the time and made the effort. Others simply did not. There is so much that should be done. In all the excitement and chaos…I left out the very important gesture of gratitude due you. We thank you very kindly for all you’ve done for us…much of which you aren’t even aware of. Namaste, Morgan & Sarah****

In my 60 plus years I’ve listed my share of properties and worked with a number of Realtors. Dan Kiedinger impressed me the most. He tells me when the property is going to be shown and always follows up. He keeps me informed. He is respectful, and always conducts himself as a Gentleman. I like that..Terry T.

Country Home on 32 +/- Acres, Amazing…

Genoa, WI
Vernon
Nestled in the scenic embrace of Viroqua’s western landscape, between Viroqua and Genoa, is this beautiful country property on approximately 32 acres. As you enter this very special home, ash hardwood flooring sets the stage while solid quartersawn oak doors and trim accent the beauty. This one-of-a-kind home is a singular example of stunning artisan craftsmanship that is rarely found in homes built this side of the 20th century. Painstakingly designed exclusively for the site, the timeless design and handwrought details blend effortlessly into the embrace of panoramic hilltops and richly wooded valleys. This home delivers a bespoke fusion of contemporary homebuilding with the traditional ethos of quality craftsmanship. The kitchen with its granite countertops and pantry along with the living room, dining room, and office, frame panoramic views overlooking the vast acreage to the south.  Upstairs the home features a master bedroom with a private balcony, a spacious walk-in closet, and a master bathroom with porcelain tile flooring, a walk-in shower, a heated towel rack, and a marble vanity top. There are two additional bedrooms that share a full bathroom with a shower over tub arrangement, and a laundry area. The heated floors in the two upstairs bathrooms and the main floor mudroom entryway are examples of the attention to detail that have gone into this property. This home is extremely energy efficient and very tight with 4 inches of insulation around all the exterior walls and the basement foundation.  The basement in-floor heat, which is not yet hooked up to a heat source, circulates through most of the basement floor. One section of the basement, which is already studded out, was designed not to have in-floor heat so it could be used as a cool storage area. Are you interested in sustainability? The home and workshop/garage are heated and cooled by electricity. The 12.5kW solar panels sell electricity back to the power company. This translates into a utility bill, during the coldest months of the year, being less than $300 per month. During the warmer months of the year electricity is free. The homes triple-pane windows with their special heat gain coating provide significant heat gain in the winter. In the summer the overhangs provide shade so there is no solar heat gain throughout most of the day. The 96’ x 40’ finished workshop/garage has working in-floor heat throughout most of it, split units provide heating and cooling, the ceiling is 12’ 10” in height, the front garage door is 10’ high x 12’ wide, and it has a rainwater collection system and a UV purification light. This is an amazing space. You must see it to appreciate it. The 60’ x 40’ shed has a gravel floor which could make this the ideal horse property. Other unique features of this property include a fresh air system in the home, a 620’ deep well with a constant pressure pump, a large garden area, and a ridgetop setting with amazing views throughout the four seasons. Come and see this very special property for yourself. A blend of land and living where attention to detail, quality craftsmanship, and love of the earth have all come together. (The Sellers have an approximately $170,000 assumable mortgage at 4.2% that can be assumed by a new buyer.) Contact Dan Kiedinger for a private showing. 608.606.5344   dan@oakwoodrealty.com

Pond (Fishing) , Deer Hunting, Home on 150.99 acres for sale Sold

Pond (Fishing) , Deer Hunting, Home on…

Mauston, WI
Juneau
SOLD! A recreational paradise best describes these 150.99 +/- mostly wooded acres. The sellers have owned this property for approximately 27 years and have put much love, care, and attention to detail into the land and the home. The Land: 150.99 acres of land have established UTV trails that wind their way through the woods, past deer stands & blinds, and along the marsh. The wildlife habitat is phenomenal. Seeing 12-point bucks is a common occurrence and there are some with 25” – 26” spreads. The Private Pond: The pond is filled with large-mouth bass and bluegill. Some 11” bluegills have been caught. It is a great place to fish and swim.  It also has an aerator system that the sellers no longer use. The pond is approximately one-acre in size. The Home: The home's main floor has an open concept design with a vaulted ceiling and many windows allowing in plenty of natural light. It features a wood-burning fireplace in the living room, a dining area that leads to the deck overlooking the pond, and a kitchen area. There is a main-floor master bedroom with a walk-in closet and two full bathrooms. Downstairs is a large family with a wood stove and a second room that is currently being used as a guest bedroom (This is probably a non-conforming bedroom because of its lack of an ingress/egress window). The home has three heat sources during the winter months: the outdoor wood furnace which does most of the heating and also heats the hot water, propane which hardly gets used, and the wood stove in the lower level & wood fireplace upstairs. The attached two-car garage is insulated and features an 8’ high garage door making it easy to park your truck or SUV. The home and outbuilding are secured with a home security system and there is an automatic electric gate at the entrance of the long driveway in. The irrigation system has popup sprinkler heads, is fed from the pond, and waters the lawn around the home and two garden areas and can be set to a timer. (The home’s septic system is sized for a 3-bedroom home.) The Pole Shed: The 60’ x 40’ pole shed has a cement floor, and with its 14’ & 10’ high garage doors is an excellent place to store toys, equipment, & campers. Within the pole shed is a 30’ x 20’ workshop that is also heated by the outdoor wood furnace. Location: The location of this property cannot be beaten. Within five miles is the much sought-after Castle Rock Lake for lots of recreational opportunities, the city of Mauston for shopping, restaurants, and healthcare, and Interstate 90 for quick and easy access to the Wisconsin Dells and other destinations. This property was recently appraised at $897,000. (Property dimensions and measurements are approximate. Buyers and buyer agents should personally confirm and verify if it is material to an offer to purchase.) Contact Dan Kiedinger for a private showing: dan@oakwoodrealty.com  608.606.5344 cell
