Joe Nawrot Testimonials

We did most of our business via email. I live in Florida and the property that I purchased is in Wisconsin I only met Joe once and that was after the closing but I really liked him and the knowledge he has. I am happy with the way everything went and would highly recommend him.

Robert Markisen, Wisconsin Landowner

Joe did a fabulous job for me on 2 parcels of land. One sold immediately and one was a bit more difficult because of the property type; however he was supportive with me all the way. His advice was great, he never gave up, and I felt like I was working with a true friend. Thank you Joe! I’d recommend his services to anyone dealing in land. It was a very positive experience and we did the whole thing long distance. Kudos to a great professional!

 Deb Loeser, Former Wisconsin Landowner

Joe is a hard worker, cutting access trails and placing trail cameras to really show the potential of our 150 acre property. I was very impressed with them. We had this property listed with someone else for a year and the difference in effort and professionalism when Joe took over was like night and day. I would recommend them to anyone.

Hunting and Recreational Land for sale in Richland County, WI New

Hunting and Recreational Land for sale in…

Hillsboro, WI
Richland
Consider this 49.21+/- acre recreational and hunting property for sale in Richland County a true deer hunter’s fairytale. This dynamic Southwest Wisconsin real estate encompasses an array of spellbinding features that would excite any outdoor enthusiast. Whether you’re in search of a dreamy build site, deer hunting playground or breathtaking recreational getaway, consider this a must-see. You’ll find this property located off of Gault Valley Road lying conveniently between Hillsboro and Richland Center in the land of giant whitetail. The ground has been undisturbed by the landowner for over 3+ years with virtually no hunting pressure. It’s the land that time forgot. The sole purpose of this sale is simply because the owner, who farms, is unable to row crop this wooded section that adjoins their 600+ acre farm. In fact, this particular real estate has been family owned for over 100+ years! The property is broken into what I consider to be three different zones amongst six south facing knobs. The westerly portion of the estate is composed of an incredible apple orchard with hundreds of fruit-bearing trees. A dominant hardwood forest engulfs the northerly portion with an array of oak and shagbark hickories. You’ll find an overgrown pasture on the eastly side of the property booming with brush, briars and cover. The compelling characteristics of the estate don’t stop there. Multiple natural springs are found along the hillsides with a small creek carving through the middle of the estate. I consider this property to be one of the most enchanting tracts that I’ve come across in quite some time. What I like most is the open canvas ability to create an intensive habitat plan that consists of shaping areas for food plots, bedding areas and treestand setups. A strategically designed and true custom trophy whitetail Disney World if you will. Please refer to picture #48 for an example. What’s most convincing is the fact that this property is bordered by some of the largest privately-owned tracts in the entire county of Richland. The seller owns an adjacent 600+/- acres to the north, whereas there’s 480+/- acres to the south, 156+/- acres to the west and a handsome 200+/- acres to the east. In total, this property is surrounded by over 1,400+/- acres owned by only (4) parties. This is simply something you don’t see every day. Please note that the property will need a survey before closing and the purchase price shall be based on a price-per-acre basis. The land is not enrolled in any government programs. Taxes are $553+- annually. The land is not enrolled in any government programs. The taxes are around $485+/- annually. Located 1.2hr from Madison, 2.2hr from Milwaukee and 3.2hr from Chicago. Consider this distinct Driftless Region getaway your gateway to a newfound journey of ownership built upon the foundation of everlasting memories, lifelong comradery and endless deer stories around the campfire. You’ll find this wildlife haven located at off County HWY E just south of Boaz in an area well recognized for Boone & Crockett Whitetail. Access into the valley bowl mouth where you’ll find a tower blind overlooking a large brassica plot. The land has received a select timber cut several years ago, which has blown into thickets for browse and cover. Multiple ridges dive into the bottoms where you’ll find a mixed bag of hardwood timber ridges crisscrossed in heavy deer trails. The land provides superior access from the East, which allows nearly invisible entry into treestands during prevailing NW winds. The property is situated between monstrous privately-owned tracts in a high-end Quality Deer Management mecca. The reality is that you’re hard-pressed to find another small tract of this magnitude in the region where you can grow, hold and harvest trophy class whitetail. The property has 5-acres of acres of row crop that can be continued to be rented out to the local farmer or have the bean or corn crop standing for late season hunting. Multiple areas for additional food plots. It’s no surprise that this area has been a proving ground for trophy class whitetail. In addition, this buck heavy region has a booming population of whitetail. Please note there is a Plat of Survey that was completed in 2023 and “Parcel 2” consist of the 24+/- acres.
