Fred Bennett

Fred lives on a 385-acre farm with his wife, Debbie and enjoys taking his grand kids and nephews hunting. Fred was born and raised in Harrison County and after graduation he moved to Kansas City to start a career with Montgomery Wards. He was with Wards for twenty years and had many jobs, including Service Advisor, Asst. Auto Manager, Auto Manager, District Auto Manager and Corporate Training Manager. When Montgomery Wards closed, Fred decided to move back home. Being an avid hunter his whole life and servicing customers it seemed a natural fit for Fred to move into Real Estate. So he started selling Real Estate in 2001 and has been a top ten sales associate every year and in the top five, eight of those years. He was the #1 Sales Agent in the nation in 2008. Fred has also been a top ten listing agent nearly every year. Fred specializes in Hunting, Recreational and Row Crop farms, but sells all types of property. Fred has taken many nice deer and turkey, and understands what his customers are looking for. Fred also works with several investors that want to diversify into agricultural land. Give Fred a call if you are looking for a realtor with the knowledge to help make your buying decision a little easier or if you are wanting to sell a property, he can help. He has listed more than 1100 properties in his career so far, and hopes to have many more. Fred likes J. W. Woolworth’s saying, “I am the world’s worst salesman, therefore I must make it easy for people to buy.”

This one will be a good investment property or place to call home. There is a new 3-year row crop lease in place for 200 acres at $250 per acre for an annual income of $50,000.00 all paid up front in March. There is approx. 90 acres of good creek bottom with soils being Nodaway and Zook. The remainder is hill ground that has had some tiling and terracing. There are two hunting leases that will be paid in September. One is for the entire bow season for $5,000.00, and the other for 2 days before gun season and the 1st five days of gun season for $5,000.00. There is an old house with a good basement that could be made into a good home. The house has been gutted and ready to go back together. There are a couple of old buildings that are useable. The view overlooks the bottom. The rural water is up the road and would need to be run to the house. Hunting should be good. There is a block of timber behind the house and the creek has trees and runs through the center of the property from north to south. The south bottom field really looks good with blocks of timber on both sides. This nice farm has lots of opportunities awaiting. Come check it out.
