Mercer
This one will be a good investment property or place to call home. There is a new 3-year row crop lease in place for 200 acres at $250 per acre for an annual income of $50,000.00 all paid up front in March. There is approx. 90 acres of good creek bottom with soils being Nodaway and Zook. The remainder is hill ground that has had some tiling and terracing. There is an old house with a good basement that could be made into a good home. The house has been gutted and ready to go back together. There are a couple of old buildings that are useable. The view overlooks the bottom. The rural water is up the road and would need to be run to the house. Hunting should be good. There is a block of timber behind the house and the creek has trees and runs through the center of the property from north to south. The south bottom field really looks good with blocks of timber on both sides. This nice farm has lots of opportunities awaiting. Come check it out.

For Sale 239 Acre m/l Hunting/Row Crop…

Sheridan, MO
Worth
This is one of the prettiest farms you will ever see. And the deer and turkey hunting will be very good. The owners have harvested many nice bucks in the past 25 years or so. I walked the entire farm and I saw many deer. The farm is laid out with a good mix of CRP, row crop and timber. There is a creek that runs through the middle of the property. The east side of the creek has 22 acres of excellent creek bottom, hardwood timber, and CRP. For the turkey hunter, this will be your spot. There is a road running up through the timber to the CRP. What a place to call a turkey. Big flat ridges that the gobblers love to strut on and work their way to the old road. The west side is CRP, pond, timber, and cedar patch. The cedar patch is over 22 acres and man, did I see deer around it. The CRP has 3 contracts ending in 2030, 2032 and 2038. Over $9,000.00 income annually from the CRP and the creek bottom is rented for this year at $150 per acre making over $3,000.00 income. This is a total annual income of over $12,000.00. The creek is a runway for the bucks during the rut. The farm has lots of owner pride you must see. There are approx. 30 to 40 walnut trees that are ready to harvest and will not hurt the hunting at all. If you come to view this property, I am sure you will agree with me. The view when you drive in is amazing.
