Well here we are again with another fantastic property that I wish I could call my own!  Where to begin....the income producing tillable acreage, the income producing timbered acreage, the fence lines, creek bottoms, food plots, fruit trees, multiple access points for hunting, the large ranch home, the pole barn and the list goes on. Let's start with the approx 50 acres of tillable ground that is rented out to the local farmer, the current cash rent is $100 per acre, but easily could be increased.  I walked the timber with a local logging company and was given an estimate of $40,000 to $100,000 in marketable timber depending on how 'hard' you cut it.  The good stuff is white and red oak which is the predominant species on most of the timbered acreage.  There are some very large oak trees out there as it was last timbered in the early 90's.  What isn't mature timber is thick, brushy pockets of bedding habitat running along the Bad River and jutting out into the tillable fields. The approx 1900 square foot home was built in the 1950's and has been very well cared for.  It has 3 bedrooms and 2 full bathrooms all with large closets.  The 2 car garage is insulated .  There are two living rooms, one facing the road and one facing out the back where you have a great view of the fields and a few apple trees.  Seller states there are deer in the yard all the time and had a couple 'shooter' bucks walking up the driveway this summer.  There is a full basement for lots of storage and/or another family room as there is a fireplace both up and downstairs.  A 30 by 40 all metal (roof and siding) pole barn makes room for small farm equipment and toys.  No concrete floor, just dirt. A new drainfield and septic tank are the most recent upgrades to the home. The cast iron plumbing was replaced with PVC at that time.  The roof is newer as well being replaced 8-9 years ago. While walking this property last week (end of October) I jumped an approx 140 inch buck.  The seller just told me today (early November) that he missed an approx 130 incher and saw another in the 140's but couldn't get an arrow in him.  There is a lot of room for habitat improvement and development on this property to make it that much better hunting.  Let's take a walk so I can show you its potential!
